Application Information
We aim to make the rental application process straightforward and transparent. Below you’ll find details about application fees, our general screening guidelines, and what to expect after submitting your application. To apply, please select the home you’re interested in from the Available Homes list and click “Apply Now.” Your application will automatically be linked to that specific property.
Application Fees
- Application Fee: $57.25 per applicant (for all applicants 18 years or older)
- Administrative Fee: Equal to 10% of one full month’s rent, due with the first full month’s rent if your application is approved
Application fees are non-refundable and cover the cost of credit, background, and rental history screening.

Screening Guidelines
While every application is reviewed individually, we generally look for the following:
- Credit Score: 600 or higher
- Employment: Minimum of 90 days at your current job
- Rental History: Positive rental history review
- Background Check: Positive criminal history review
We understand that everyone’s situation is unique. If you don’t meet one of the guidelines above, we still encourage you to apply. We may offer conditional approvals based on a holistic review of your credit, employment, and background.
What to Expect After Applying
- Application Review – Once submitted, we begin reviewing your application and verifying the information provided.
- Screening Process – Credit, background, employment, and rental history are evaluated.
- Approval Decision – We’ll notify you of your application status as soon as the review is complete.
